How do I know if the applicant's information is valid?

With RentSpree, we understand that knowing is half of the battle. 

The Standard Rental Application has the applicant enter information about themselves, we recommend contacting them for any information you may need to verify.

You may also take advantage of our Income Verification Report or RentSpree PRO features to assist with verifying income and references! 

Moreover, the Credit Report & Score, Criminal Background Check, and Eviction Related Proceedings are verified by TransUnion. TransUnion provides a nationwide search where applicable that goes back 7-10 years in the applicant's history.

TransUnion Credit Report

Included in each report is a Resident Score (which is similar to a FICO score), fraud indicators, loans, late payments, and more. TransUnion utilizes a soft credit inquiry, which doesn't damage the applicant's credit score whatsoever. In comparison, most in-house lenders perform a hard credit inquiry, which can damage credit scores by up to five points. The credit report covers all 50 states as well as some U.S. territories (Guam, Puerto Rico, U.S. Virgin Islands, and the District of Columbia).

 


TransUnion Criminal Background Check

Criminal background checks are provided by TransUnion. TransUnion accesses nationwide databases including the National Sex Offender Registry, Most Wanted databases, and the U.S. Office of Foreign Assets Control (OFAC) as well as state court records and criminal background databases. TransUnion Eviction Related Proceedings

Eviction Related Proceedings are compiled from public landlord/tenant court records and are provided by TransUnion. They have been filtered for quality using identity checks and search logic to ensure the report is as accurate as possible. Please note that eviction records can only go back 7 years.
