Overview - maintenance and repairs

Every landlord on RentSpree can get maintenance requests from tenants, keep them on record for each property, and find a local pro to fix the problem. It's free, and it works in all 50 states and Washington, DC. With Landlord PRO, Rental assistant also troubleshoots repairs with your tenant. In ZIP codes where Lula operates, Lula sends a vetted pro once you approve.

Maintenance requests (free)

Your tenant reports a repair from their RentSpree account. The request appears on the property's Maintenance tab, and we email you. Each request shows a few top-rated pros near the property. Manage maintenance requests

Pros near your property

Pros from Thumbtack show up on maintenance requests. They also appear in Rental assistant when Lula can't take the job. You choose a pro, contact them, and work out timing and price directly. Find a pro near your property

Rental assistant (Landlord PRO)

Rental assistant answers your tenant's routine questions, like when rent is due. It troubleshoots repairs, collects photos, and sends you a summary, so you know what's wrong before you call anyone. Turn on Rental assistant for a property

Repairs handled by Lula (Landlord PRO)

Where Lula operates, Lula sends a licensed, insured pro and schedules the visit with your tenant. Nothing is scheduled until you approve it, and you approve any extra cost first. You pay RentSpree for the repair, and you never contact or pay the pro. Approve a maintenance request
