How to set up a one-time payment request

Collect a security deposit, prorated rent, or any other one-time charge before or after move-in.

One-time payment requests let you charge your tenant a specific amount outside of your regular rent schedule. Use them for move-in costs like security deposits and prorated rent, or any other one-off charge that comes up during the tenancy.

Step 1: Open the Payments tab

From your property dashboard, select the Payments tab, then click Set up payment.

Step 2: Select who receives the payout

Choose Me as you are the landlord collecting rent for yourself. Selecting My Client is typically used by an Agent who may be setting up payments on your behalf.

Step 3: Select a property and tenant

Choose the property this payment is for, then select the tenant from the dropdown. If your tenant isn't listed yet, you can add them from this screen.

Step 4: Add the payment

  • Payment type: choose from Rent, Prorated rent, Security deposit, Pet deposit, Utilities, or Other
  • How often: select One-time
  • Amount: enter the dollar amount (between $3 and $10,000)
  • Due date: set when the payment is due
  • Note (optional): add any context for your tenant, up to 50 characters

Click Save when done.

Step 5: Review and send

Review the payment summary. You'll see your tenant's name and address, the payment type, due date, and amount. Check the box to also send the request by text if you'd like. When everything looks right, click Send request.

If you haven't connected a payout account yet, you'll be prompted to do that before your request goes out. You can set up RentSpree Money or connect your own bank account. See How to set up RentSpree Money to receive funds and How to connect your own bank account.

After you send

Your request will appear in your Payments dashboard with a status of Upcoming. Your tenant will receive an email with a link to complete their payment. They can pay by ACH bank transfer (free, 3 to 5 business days) or credit/debit card (3% fee to the tenant, 1 to 3 business days, $5,000 limit per transaction).

If this is your first payment through RentSpree, funds take 7 to 10 business days to arrive while your account is verified. Subsequent payments follow the standard timeline.

Send your security deposit request as soon as your lease is signed, before your tenant's move-in date. That gives the 7-to-10-day first-payment window time to clear before you need the funds.
