How to set up a one-time payment request

One-time requests charge your tenant a specific amount outside regular rent, like move-in costs (a security deposit or prorated rent) or any one-off charge.

You may see a new option. Some accounts are testing a way to start from your lease and auto-fill the rent, dates, and tenant details. If you see it, upload your lease and review what’s pulled in. Otherwise, enter the details using the steps below.

Step 1: Open the Payments tab

From your property, select the Payments tab, then Set up payment.

Step 2: Choose who receives the payout

Select Me if you're the landlord collecting rent. My Client is for an agent setting up payments on a landlord's behalf.

Step 3: Select a property and tenant

Choose the property, then your tenant from the dropdown. If they're not listed, add them here.

Step 4: Add the payment

Set the payment type (Rent, Prorated rent, Security deposit, Pet deposit, Utilities, or Other), how often (One-time), amount ($3 to $10,000), due date, and an optional note up to 50 characters. Select Save.

Step 5: Review and send

Review the summary, optionally check the box to also send by text, then select Send request. If you haven't connected a payout account yet, you'll set one up first, either RentSpree Money or your own bank account.

After you send

The request appears in your Payments dashboard as Upcoming, and your tenant gets a link to pay. See the fees and when the payment is deposited (the first one takes 7 to 10 business days while your account is verified).
