Approve a maintenance request
When your tenant reports a maintenance issue, we troubleshoot it first. If it needs a contractor, we send you the job and an estimated cost to approve or decline. Nothing is scheduled and nothing is charged until you approve.
How to approve a maintenance request
- Open the text or email we send you. You can also go to the property and select the Maintenance tab.
- Review the issue and the estimated cost.
- Select Approve to go ahead, or Decline.
- We place a hold for $300 on the payment method on your PRO subscription, then find a contractor and schedule the visit.
- When the work is done, we release the original hold and then charge the actual cost.
You pay for the repair itself. There's no separate fee for using Rental assistant.

If the final cost is different from the estimate
If the work comes in under the estimate, you pay the lower amount. If a contractor finds the job is bigger than expected, we send you the new quote to approve before any extra work happens.
If your card is declined
We can't place the hold on a declined card, so the job won't be scheduled. Update the payment method on your subscription, then approve the request again.
What we handle and what you decide
You decide whether a job goes ahead, and whether a higher quote goes ahead. We find the contractor and book the visit.
Requests wait for you. There's no automatic approval, so a job stays open until you approve or decline it.
