Intro to Screening Tenants with a Property Listing

All listing agents, renter’s agents, landlords, and property managers can use the screening service directly from their RentSpree Dashboard.

However, we recommend that renter’s agents first contact the listing agent to confirm whether they have a preferred screening method in place or if the renter’s agent is permitted to initiate the screening and share the reports afterward.

Add your property & select screening options

1.  Log in to your RentSpree Dashboard

  • From the left-hand menu, click on the Screening tab.

2. Click on Screen Tenants

  • If this is your first time using the screening feature, you'll be prompted to:

    • Agree to the TransUnion Service Agreement

    • Enter your personal information to proceed

3. Select or Add a Property

  • Use the drop-down menu to select a previously added property

  • Or click + Add New Property to enter a new one

4. Enter the Property Address

  • Input the address where you'd like the applicant to apply

  • Review carefully—this address cannot be changed once confirmed

5. Confirm Property Details and Your Role

  • After confirming the address, specify your role (e.g., Listing Agent, Landlord, etc.)

    • If you're the Listing Agent, provide the landlord’s contact information

  • If a pop up appears asking How would you like to find applicants?
    • Select Create a screening request now to generate the screening request

6. Review and Send the Screening Request

  • You'll be directed to a confirmation page with preset or previously selected application options

  • If these are the options you'd like to include, click Next to send the request to the applicant
  • To customize the options, click Edit

  • If you clicked Edit, you'll be taken to the Select Application Options page.
    Here, you can customize the screening package by:
    • Choosing who will pay the screening fee (applicant or agent)

    • Selecting which screening components to include:

      • Rental Application or C.A.R. Rental Application (C.A.R. membership required and must be validated)

      • Credit Report & Score

      • Criminal Background Check

      • Eviction History Report

      • Extended Background Check and Income Verification

7. After, you'll be directed to the Your application link is ready to share page to send or showcase your screening request with one of the 3 methods below: 

Request Applications by Email or Text Message

Requesting applications via email or text is a more personal way to screen applicants, as it requires their direct contact information.

To send an application request via email or text:

  1. In the “Request Applications by Email or Text Message” field, enter the applicant’s email address or mobile phone number.

  2. To send requests to multiple applicants, separate each email address or phone number with a comma.

  3. Click Send Request(s) to issue the invitations.

  4. Applicants will receive an email or text message that includes your name and the property address, prompting them to complete the rental application.


If applicants don’t receive the email, they should check their spam or other folders.

Share Your Application Link

ApplyLinks™ are flexible, direct web links to your rental application that can be shared by listing agents and accessed by multiple applicants at any time.

To share your ApplyLink™:

  1. Click the Share Your Application Link box to view your pre-generated ApplyLink™.

  2. Click Copy to copy the link to your clipboard.

  3. Paste the ApplyLink™ wherever you’d like—such as in a blog post, social media, MLS listing, or text message.

Print Application Flyers

The Application Flyer includes an ApplyLink™ that applicants can type into a browser, along with a QR code for quick smartphone access. It's ideal for use at open houses, libraries, community centers, or any in-person setting.

To print an Application Flyer:

  1. Click the Print Application Flyers box.

  2. (Optional) In the Enter your custom message here field, add personalized details—such as a license number, welcome message, or thank-you note.

  3. Click Print to generate and print the flyer.

How will I know when my applicant has finished submitting?

You will receive an email notification from RentSpree!
