A Guide to Reading TransUnion's Eviction Related Proceedings Report

What is included in the TransUnion Eviction Related Proceedings?

Eviction Related Proceedings are compiled from public landlord/tenant court records and are provided by TransUnion. They have been filtered for quality using identity checks and search logic to ensure the report is as accurate as possible.

This means you will have access to eviction records that span all 50 states (including Washington D.C.) and U.S. Territories (Guam, Puerto Rico, Virgin Islands, and District of Columbia) that include over 25+ million evictions nationwide. 

The Eviction Related Proceedings include:

  • Tenant judgment for possession and money
  • Unlawful detainers
  • Tenant judgments for rent
  • Failure to pay rent
  • Writs and warrants of eviction

Please note that TransUnion requires you to request the credit report at the same time as the report of the eviction-related proceedings. If you would like an eviction-related proceedings report, make sure to include the credit report and score so it can be selected. 

Applicant Identity Verification

  • TransUnion will verify that the applicant's information matches the SSN or ITIN that was provided.
  • The applicant will answer 3-5 verification questions about their credit history that they must answer 100% correctly
  • If the information and questions are correct, you will see the SSN Match message on the top right of the report
