TransUnion SmartMove has over 40 years of trusted experience and is a safe, secure way to screen tenants. They generate a detailed screening package which includes a credit report, criminal background check, and 50 state eviction history.
Included in each report is a Resident Score (which is similar to a FICO score), fraud indicators, loans, late payments, and more. SmartMove utilizes a soft credit inquiry, which doesn't damage the applicant's credit score whatsoever. In comparison, most in-house lenders used perform a hard credit inquiry, which can damage credit scores by up to five points. The credit report covers all 50 states as well as some U.S. territories (Guam, Puerto Rico, U.S. Virgin Islands, and the District of Columbia).
Criminal Background Check
RentSpree’s Criminal background checks are provided by TransUnion SmartMove. TransUnion accesses nationwide databases such as the National Sex Offender Registry, Most Wanted Database, and OFAC as well as state court records and criminal background databases across 45 states (CO, DE, MA, SD, WY not included). OFAC, Most Wanted, and Sex Offender results also come from U.S. territories such as Puerto Rico, Guam, and the Virgin Islands. Felony and misdemeanor records will be returned from the Superior Court of the District of Columbia.
TransUnion's criminal background checks are robust. With access to over 200 million criminal records, they will give you the information necessary to make an informed decision. If your applicant has anything registered in the databases TransUnion has pulled from, you will be able to see and review it in the report.
Evictions are no fun for everyone involved. That's why we include a 50 state eviction history. Every eviction report reveals tenant judgment for possession and money, unlawful detainers, tenant judgments for rent, failure to pay rent, and writs and warrants of eviction. RentSpree’s Eviction Records are provided by TransUnion SmartMove. This means you will have access to eviction records that span over all 50 states (including Washington D.C.) and U.S. Territories (Guam, Puerto Rico, Virgin Islands, and District of Columbia) that include over 25+ million evictions nationwide.
