Screening Tenants — overview
Screening is how you find out who you’re renting to before you commit. Through RentSpree you can request credit, background, and eviction reports plus a full rental application, and in most cases the applicant pays the fee.
What’s in a screening package
- Credit report: score and payment history.
- Background check: criminal history.
- Eviction history: formal evictions from previous rentals.
- Rental application: employment, income, rental history, and references.
Fair housing
Your screening criteria must be consistent and applied equally to every applicant. Federal law prohibits decisions based on race, color, national origin, religion, sex, familial status, or disability, and some states and cities add more protected classes.
What’s in this section
- How to create a screening request: send a request to any applicant in minutes.
- Customize your screening package: choose reports, documents, and who pays.
- How to accept or deny an applicant: make your decision and notify the applicant.
Once reports arrive, these guides explain what you’re looking at: the credit report, the background check, and the eviction report.
