[Lease Agreements] Lease Builder for C.A.R. Lease Agreement (LRA)

What is it?

The Lease Builder feature allows C.A.R. agents to quickly enter information about the lease to generate a California Association of Realtors Lease Agreement. The C.A.R. Lease Agreement will enable applicants to sign electronically through RentSpree.

While C.A.R. members can use this lease agreement at no cost through RentSpree, they must validate their existing C.A.R. account before using it.

Why does it matter?

This update allows C.A.R. agents to simplify the C.A.R. Lease generation process by answering questions and entering the lease information, allowing for a more customizable experience.  

How does it work?

Initiating the C.A.R. Lease Agreement 

1. Go to the Properties tab and select the property you'd like to set up a lease under
2. Once on the property overview page, select +Set Up Lease
3. A pop-up will appear to verify that you are a C.A.R. member. If you still need to add, you must validate your C.A.R. membership with your Last Name, Brokerage Name, and NRDS ID number.
   
   
   
   
   
   
4. Set Up Lease
   You will go through the following sections to answer questions to customize your C.A.R. Lease Agreement.  
   
   
   
   1. Basic
      • Add tenants, landlords, guarantors, co-tenants, etc.
   2. Lease Terms
      • Add Lease Type, Lease start and end date.
   3. Rent
      • Add rent amount, Due date, Payment Method, and late payment options.
   4. Security Deposit

      • Add the security deposit, the first month's rent, prorated rent, or other move-in fees. 

   5. Property
      • Add property Information and Rules, including parking, storage, animals, etc.
   6. Responsibilities 

      • In this section, you can add tenant responsibilities for bills and maintenance.

   7. Additional Terms
      • This section covers other terms and disclosures.
   8. Review
      •  Consent to E-sign and review the generated C.A.R. Lease Agreement

5. Once the lease is reviewed, you can click Send to Signers to confirm. The recipients will receive a notification to review and sign the document. You will be notified once the recipients have signed the Lease Agreement. 
   
   

Who gets it?

C.A.R. members with linked accounts will be able to utilize the Lease builder.
