What enhancements are being made to criminal background reports and eviction checks?

Thanks to a new collaboration between TransUnion and Asurint, you now get more robust and reliable insights than ever. This collaboration offers:

  • Transparent results: A detailed view of what was searched, even if no records are returned.
  • Compliance-focused: Reports that evolve with housing and background screening laws, ensuring you and your client remain compliant.

What’s included in these reports?

The reports provide full visibility into your applicant by offering:

  • Eviction history: Eviction Related Proceedings Reports are produced after searching millions of eviction records. Please see the following disclaimer for more information. 
  • Criminal background: Searches millions of criminal records across multiple state databases. Reports include alias searches, sanctions, and public registries, covering sources such as:
    • FBI's Most Wanted
    • Sex Offender Public Registries
    • Office of Foreign Assets Control (OFAC)

*The Criminal Report and National Eviction Related Proceedings Report are subject to federal, state, and local laws that may limit or restrict TransUnion's ability to return some records. Certain jurisdictions may limit what records are eligible for return, click here for more information.

What’s the turnaround time for these reports?

Most reports are available within two hours.

  • Eviction checks: Typically within minutes, or completed within approximately one day, for possible hits.
  • Criminal background reports: Usually processed within two hours. For possible hits, results are typically delivered the same day but can sometimes take 1-2 business days.

Can I start reviewing the rental application while waiting for reports?

Yes! You can access the applicant’s rental application right away. Reports are made available as they come in, so you can get a head start on your review.

Can I order a background check or eviction history on its own?

No, background checks and eviction history reports are bundled with the credit report to ensure you have a complete and accurate view of your potential renters.

Do applicants receive a copy of their reports?

Yes, applicants automatically receive a copy of their reports, keeping the process transparent and fair for everyone involved.
